Regional Transit Real Estate |
The Real
Estate Department
administers a district-wide program for right-of-way
acquisition, asset management and Transit Oriented
Development (TOD) and joint development related projects
in support of RT's purpose, mission and goals by:

Acquiring
the sites for transit facilities and support activities,
including
relocation of affected families, businesses and utility facilities
and clearing of properties prior to construction.
- Responsibly
managing RT's property, reducing the costs of operations, disposing
of property no longer needed for operational purposes and improving
the quality and customer experience of transit facilities through
joint development and TOD activities.

Acquisition
The Acquisition Section
is responsible for purchasing the property rights
necessary for constructing and maintaining RT's
transportation system. Functions are comprised of:
Appraisal, environmental site assessments,
relocation assistance, acquisition and leases.
Current expansion projects are the: Bus Maintenance
Facility 2
(BMF2), Green Line to the River District -- Downtown
Natomas Airport (DNA) light rail extension,
Northeast Corridor Double Track (NEC) Project and
South Sacramento Corridor Phase 2 (SLP2) light rail
extension. |
Asset Management
The Asset Management
Section functions include: Property management
of the current asset base including all property
held for future transportation projects and
existing operating light rail corridors;
generation and collection of income from the
800-acre real estate asset base through the
issuance of: Right of Entries, Permits, Leases
and Licenses, for uses such as, roadway
crossings, utility installations, fiber optics
and other secondary uses; as well as,
disposition sale of excess and surplus property.

Transit Oriented Development
TOD is …
Compact sustainable development, located within an
easy walk of a major transit stop, generally with a
mix of residential, employment and shopping
opportunities designed for pedestrians without
excluding the auto. (Please see TOD Guidelines)
TOD can be new construction or redevelopment of one
or more buildings whose design and orientation
facilitate transit use.
Goals for the TOD program and
transit supportive development activities include
increasing ridership, enabling easy and safe access
to transit facilities, providing services and
amenities for RT's customers, enhancing the
environment at transit stations and facilities, and
generating income for RT. |
Land Use
The land
use section reviews and responds to development
applications submitted to RT by local
jurisdictions. It also reviews and provides
comments on offers of dedication by developers and
public agencies as well as reviews and comments on
environmental reports prepared by other public
agencies on projects with potential impacts on
transit.
